Project Overview

This modern luxury villa located in Temecula, California, required a complete door and window package that met California Title 24 Building Energy Efficiency Standards while maintaining architectural harmony.

The design included non-standard window geometries, custom colors, and large glass panels—a combination that local suppliers could not deliver affordably or within schedule. The client also needed durable products that could withstand Temecula’s hot, dry climate, UV exposure, and seasonal winds.

Project Challenges

1-Energy Efficiency & Code Compliance

California’s Title 24 regulations set strict limits for U-value and SHGC. Achieving these values with custom-shaped windows and mixed materials required advanced system design and precise thermal modeling.

 

2-Custom Design Limitations

Local fabricators could not produce irregular-shaped aluminum frames or custom powder-coated finishes, leading to long lead times and high costs.

 

3-Durability in Local Climate

Temecula’s high solar radiation and dry air demanded corrosion-resistant materials, airtight construction, and superior weather sealing.

   

Solutions

1. Tailored Structural Engineering & Material Selection

 

Profiles: T6063-T5 thermal break aluminum and 304 stainless steel for strength and corrosion resistance.

Wall Thickness: 1.2mm (stainless steel frame), 1.4–2.2mm (aluminum profiles).

Glass: Double-glazing tempered safety glass with warm-edge spacers for condensation control.

Hardware: Italian GIESSE hardware for TP80 systems and top-brand Chinese fittings for other models.

 

Operation Design:

• Doors swing inward or outward depending on location.

• Casement windows open outward with retractable insect screens.

• Louver blades are fully adjustable for ventilation control.
